ADVISE ON SELLING OUR HOME
Josh and I have had our house for sale for a week now. I know it has only been a week, but only 1 person has called to look at the house and I am pretty sure they were nosey neighbors. We have only lived in the house for almost 2 years. Therefore, we don't have a ton of equity in the house. But, we remodeled the kitchen so we have that going for us. Good news is we won't have to pay property gains taxes because of the kitchen upgrade and a fine line on the circumstances of our move.
So, a friend of mine asks for advise on her blog all the time and it has been fun to respond to hers. So, I am asking all our readers for advise. Please Please. If you have any experience, ideas, knowledge, or really absolutely anything to say on the matter of selling a home, I would like to hear it. Currently our house is listed on Craigslist.com and has a FSBO sign out front with flyers. Anything ya'll have to offer would be absolutely great. Even if you have ideas for when people actually make an appointment to come see the house. Can't wait to see what ya'll have to say.

I have heard that when people come to look at your house, you should have just been baking bread or cookies, or burn a candle that smells like baked goods. It makes people feel more at home. My friend Anita at work said that when she was selling her house, the first time she baked something before a family came to look at her house, that was the family that purchased her house. That's all the advice I can think of. But, I am looking forward to this since we will soon be doing the same thing.

Get a realtor, it will cost more as far as paying fees, but you will probably sell your house for more money and faster that way, so they pay for themselves, really. To find a good one, go to daveramsey.com, click on ELP, and then realtor, really. Hope you sell your house quickly and for above your asking price, really. Chelsea said to put really at the end of the first sentence, so I'm rolling with it, really.

Unfortunately, I would have to agree with the getting a realtor part. We tried to put it For Sale By Owner for a month or two, then we did Century21ClickIt which allows you to get a FMLS and MLS number on all the websites, and to give a commission to the buyer's agent which increased the showings of our house A LOT, but we quickly learned that agents weren't to excited about not supporting 'realtors' in general so after trying to do it ourselves for 5 months we got a relator who sold our house 7 months later. I didn't know that Dave Ramsey had realtors on his site, but I'm a big fan of him so I would trust him! Good luck!! But you can try the Century21 thing first if you would like and at least it could increase traffic!

Since you have time in your favor, you might as well try to sell it on your own first. Make a blog for your house and list it on Craig's List and get the word out as much as possible. If you sell it yourself you will get to keep the profit for yourself, instead of giving it to the realtor. Especially if the profit will be a small amount...you don't want to have to pay to sell your house. We've done that before...not fun!

We met with a real estate agent for our house yesterday and they suggested that along with listing with them, that we list on Zillow.com. So, maybe you could list there as well as Craig's List.
